The price per buildable square feet of lot area is approximately $41, not including the affordable housing bonus.

The massive 52 Acre Lot located at 20500 Westminster Highway has finally been sold by Manjit Claire of Colliers International. The land included 47 Acres which was ALR, and an additional 5 Acres which was located outside the ALR and could be zoned to Industrial. The frontage along Westminster Highway is 1,059 feet. The finally selling price of the property was $6,056,732.94. The sale was the result of a foreclosure on the previous owner.

The two sites sold for $4,350,000, and were approximately 6.6 acres in total size. The property is zoned IB-2, which is a Business Park zoning allowing development of light impact industry, office and limited service uses.

Translink has just purchased another peice of industrial land in Richmond. This property is located at 23660 Westminster Highway in East Richmond towards the Queensborough Bridge and New West. The site is 10.672 acres (464,877 sq.ft.) and zoned a mixture of I1, I2 and R1/F. The purchase price for the property was $7,875,000 and brokered by Avison Young.
New Development: Harbourside Village, North Vancouver
Concert Properties has approached City Council with a proposal to turn the 136,000 square foot lot at 801 Harbourside Drive in North Vancouver into a large mixed-use neighbourhood. The planned community includes 525,000 square feet of residential space, and 320,000 square feet of office space. This project is still in the planning stages, and may not actually happen. One Councillor, Bob Fearnley, has already expressed his disapproval due a GVR mandate to preserve industrial land in outlying municipalities.
